The Protective Covenants were created by the orginal developer in an effort to preserve the appeal of the community and protect the interests of homeowners.
These rules are a means of promoting harmony among neighbors by enforcing regulations that are of common interest among homeowners.
Changes to the Covenants require an affirmative vote, written consent or any combination thereof of at least two-thirds of lot owners.

The Design Standards are rules for exterior modifications that have been established in order to create and maintain visual harmony within the neighborhood. They are updated periodically by the Board of Directors and are not intended to replace the Covenants, Conditions, and Restrictions but rather to clarify how homeowners may customize and modify the exterior presention of their homes and lots. The Design Standards govern the requests made by residents and are not arbitrary.

Any addition or change of any kind to the exterior of your home/property requires approval in advance. For more information on how to obtain approval for modifications to the exterior of your home or lot, visit the Architectural Control page.
In 2021, a 2/3 majority of the lot owners voted to amend the original covenants and remove the parcels of land that would have become Phases 4 & 5, now known as The Enclave. That community operates under it's own HOA and is not a part of the Kendrick Farm HOA.

DownloadIn 2023, a 2/3 majority of the lot owners voted to amend Article VI, Section 6 of the original covenants to add rental restrictions for new home buyers. This amendment adds a "seasoning clause" that requires new owners to own AND reside in the home for a minimum of 2 years before leasing it out. You can view the amendment below.

DownloadPlease note that the Board can only address concerns regarding Kendrick Farm covenants. Please direct any concerns about issues such as speeding, dogs, theft, noise, motorcycles, etc to the Mt. Holly Police Department's non-emergency number 704-827-4343. The Board does not have any jurisdiction or authority over these issues.
No vehicles are allowed to be parked or left on HOA common property without permission from the Board of Directors. This includes the pool parking lot which may only be used by residents/homeowners and their guests from dawn to dusk. Any other vehicles may be towed without notice. They may be reclaimed at owner's expense from Heafner's Towing & Recovery, 4424 Wilkinson Blvd., Gastonia, NC 28054. Contact: 704-868-8778 or heafnerstowing@gmail.com.
Kendrick Farm has a No Soliciting policy in an effort to keep strangers away from our children and homes. The HOA has posted No Soliciting signs at the entrance of all three sections. You may call Mount Holly Police non-emergency number at 704-827-4343 with information such as: salesperson’s name or description, company name, vehicle description and license plate. An officer will come out and speak with them, check that they have a permit and log their identification information into the police database. This includes door-to-door sales people as well as curbside sales (ie: ice cream trucks etc.) The more we communicate these concerns to our police department, the more they will physically come to our neighborhood which automatically boosts our safety!
The HOA is increasing efforts to eliminate vandalism to our property, break-ins at our pool, and drugs in our neighborhood. The parking lot and playground areas will have set hours of use between dawn and dusk. Police will take enforcement action which can include a citation and/or arrest for any residents and non-residents found trespassing after hours on pool grounds, playgrounds, and the parking lot. The proper signs have been placed and paperwork filed according to MHPD regulations to proceed with this enforcement. You can help! Residents can call MHPD at 704.827.4343 to report a vehicle or persons in the parking lot or on the pool/playground area grounds between dusk and dawn. You may ask to remain anonymous when you call to report this information. Thank you for your support in keeping Kendrick Farm a safe community!
