Architectural Control
Modification to your property:
Kendrick Farm has architectural control in place to assist with maintaining the integrity and harmonious appearance of the community and preserving property values. A process through an Architectural Control Committee has been established that requires approval prior to any residents making modifications to the exterior of their home or lot.
Any addition or change of any kind to the exterior of your home or lot requires approval in advance.
You must submit the Architectural Request for Change (ARC) form for approval through the management company. The $35 fee from CAMS will be charged to your individual homeowner account. The Architectural Control Committee (ACC) will respond to your request within 30 days. If your request is out of the ordinary or missing required information, the response may take longer.
Note: to avoid delays in processing, please indicate the distance to property lines on all structural projects such as fences, playground, sheds etc.

Important Note:
Due to recent problems arising from contractors submitting or claiming to have submitted Architectural Request Forms on behalf of the resident, it is strongly advised that residents review and submit their own requests, even if the contractor fills out the paperwork. Please make sure to NOT start the project until you personally have received written approval, even if told by your contractor that they received approval!
Architectural Control Committee
The purpose of the ACC is to assist with maintaining the architectural integrity and harmonious appearance of the community.
The committee is responsible for the following:
1) reviews architectural requests for approval (ARCS) pursuant to the guidelines.
2) renders a decision within 30 days of the receipt of the request by the committee. 3) follows up on final inspections of completed requests to determine that construction is completed as approved.
The ACC Chairperson communicates and reports directly to the Board of Directors on all issues related to this committee.
Any decison by the ACC may be appealed to the Board of Directores.
